            We have always held a long term vision to bring a café amenity to the Boston Drive estate; inspired by the shipping containers you see out and about on other business parks but wanting to do something slightly different; a chance catch up with our friends Shackadelic sowed the seeds for this idea. A low impact, hand made cabin on wheels using sustainably sourced materials was constructed in less than 8 weeks. 3 carpenters &amp;amp; 1 Bucks College apprentice constructed the cafe piece by piece with the utmost care and skill and the internal fit out was completed in a further few weeks at rapid speed by our trusted team of plumbers, electricians and flooring specialists.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Being real estate experts and only experts in the drinking of coffee rather than the running of cafes, we decided to collaborate with the team behind the super popular and locally renowned Saints Maidenhead. Their approach to quality and detail is second to none and with The Roasting Party artisan coffee and a wide selection of pastries and cakes, we are excited to see what else is to come from this venture!

           Founded by John Shellabear in the 1960s, the Shellwin portfolio has remained exclusively within the family ever since. Created, managed and expanded by three generations, it has continued to evolve, weathering many economic headwinds but staying true to its core principles.

           Helen, our Managing Director, recently appeared on Realla’s Commercial Property Pioneers podcast where she explained what it was like to take the reigns of the family business, how her career up until that point had prepared her for the role, and how the family values she inherited supported the business throughout the pandemic.

           How Shellwin began

           Set up by John Shellabear in the 1960s, Shellwin Real Estate started humbly. With a commercial property agency on the side to generate income, the portfolio began with under-utilised, redundant brownfield land that John transformed into offices and industrial spaces. But despite the humble beginnings, there was always a long-term view for the portfolio.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           He carried the business through two recessions – during which many other commercial property developers suffered busts – on the back of simple principles. The first was to operate with caution and respect for slow, sustained growth over rapid parabolic growth. Secondly, he strived to retain as many of his property assets as possible, keeping leverage low, rather than taking the flipping approach.
           &#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           His management of the portfolio saw it grow and mature over the decades, until his son took the helm to steer it through the Global Financial Crisis and beyond. Then in 2019, Helen, with a broad background in surveying, banking, and private equity, took the reigns.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Inheriting the family business
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Helen took control of the Shellwin portfolio, which was still made up almost entirely of properties that had been built or redeveloped by John, with an understanding that there was a certain level of obsolescence built in. That gave her the chance to asses each asset in depth and develop a business plan for the company to take it on to the next level.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Taking lessons from her father, Helen settled on a single macro goal that would influence her management style. The Shellwin portfolio had to remain resilient and should always be managed with a long term thesis. This macro goal bled out into several principles that still make up the Shellwin approach today:
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Cash is king
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             – Increasing volatility in market (and global) conditions mean that having cash reserves are essential to have on hand to stabilise the boat through rough waters
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Make strategic decisions
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             – Strategic forward-planning and backup plans that go beyond a single ‘Plan B’
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Occupier-focus wins
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             – Occupiers are the most important stakeholders, so focusing on their needs is the most important element for continued success
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ol&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;br/&gt;&#xD;
        
            In 2019 we acquired two new properties after carrying out in-depth due diligence to make sure they were a good fit for our long-term goals and we continue to look at opportunities as they arise.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Impact of the pandemic
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It turned out that inheriting the steady long-term approach and prioritising portfolio resilience and durability would pay off sooner rather than later, as less than a year after Helen took over the Shellwin portfolio, the COVID-19 pandemic struck.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The long-term thesis and lack of financial leverage meant that riding out the effects of the pandemic were more straightforward for Shellwin. The financials took a backseat, with the priority remaining on steady growth and occupier needs. Shellwin is in a strong position to navigate the next decade and the significant structural changes this will bring in the commercial market, particularly in the office sector and the drive to carbon neutrality. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In the meantime, Shellwin properties continue to provide a safe and productive space for tenants who need one. We worked directly with our occupiers to establish COVID-safety guidelines, and have been happy to see consistent use of our office spaces throughout lockdowns.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

We recently took a step closer to that goal by procuring renewable energy contracts for our two biggest office properties – Eghams Court and Burnham House.            Why using renewable energy in offices is so important
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Firstly, you might be wondering why we’re so concerned about where the energy that powers our offices comes from. Although the standard UK power grid is increasingly delivering renewable power, with 2020 touted as the greenest year for UK power ever – renewable sources still only account for
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="https://www.edie.net/news/10/Renewables-accounted-for-record-47--of-UK-generation-in-first-quarter-of-2020/" target="_blank"&gt;&#xD;
      
           less than half
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            of the total power generated.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Estimates put the amount of CO2 produced per kWh of energy from the UK power grid at
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="https://bulb.co.uk/carbon-tracker/#:~:text=The%20UK%20government%20report%20on,CO2e%20per%20kWh%20of%20gas." target="_blank"&gt;&#xD;
      
           around 230g
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            . So, despite the massive steps forward that have been made in power grid contribution from renewable energy sources, the average small business
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="https://smarterbusiness.co.uk/blogs/what-is-the-average-business-energy-consumption-in-the-uk/" target="_blank"&gt;&#xD;
      
           using ~22,500 kWh per year
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            will still be responsible for the output of roughly 5200kg of carbon dioxide.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           That’s a massive improvement on the situation even 10 years ago, but we wanted to strive for better.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;span&gt;&#xD;
      
           What clean office energy looks like
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;

      &lt;span&gt;&#xD;
        
            Our first step was to figure out what metrics matter when thinking about clean energy. That took us to the
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;

           They lay out three principles that can be used to assess the actual environmental friendliness of energy contracts: Energy Attribute, Renewable Sourced and Additionality. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Energy Attribute refers to the exclusive ownership of the energy produced, ensuring it’s not being double-counted. Renewable Sourced refers, of course, to the actual source of the energy, favouring non-fossil fuel sources such as wind, solar, and hydro power. Additionality is the concept of not just using renewable sources, but furthering renewable energy production through on-site generation or choosing an energy contract that itself contributes to the construction of new renewable energy facilities.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;

           Our search for a provider that could help us meet the principles of sustainability set out by UKGBC led us to Good Energy and SSE. Good Energy only supply 100% renewable energy direct from 1,600 independent green generators across Britain. With SSE, they will match your energy usage with 100% renewable energy production from wind and hydro power sources.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Both the respective tariffs meet 2/3rds of the principles of renewable energy set out by UKGBC –Energy Attribute and Renewable Sourced (for Good Energy this is via direct renewable energy generation and for SSE this is via their purchase of REGOs (Renewable Energy Guarantee of Origin certificates) for each unit of energy we use). However, we still fall short on the Additionality metric, with no additional contribution of renewable energy from on-site production. That’s something that we hope to address in the future.

            There are over

           32 million registered cars
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            in the UK as of the end of 2019, almost 50% more than there were just 25 years ago. If car growth continues at that pace, there’ll be almost 50 million cars on the roads by 2043. 
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            But transport is already the largest source of carbon dioxide emissions in the UK, accounting for up to
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/875485/2019_UK_greenhouse_gas_emissions_provisional_figures_statistical_release.pdf" target="_blank"&gt;&#xD;
      
           34% of all carbon emissions
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
           . Unless we all decide not to drive cars from now on, which seems unlikely, the only solution to this problem is to tackle the amount of carbon emissions that our transport habits emit. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There are several ways of doing that, including using public transport, but one method that’s gaining a lot of traction is the use of electric or hybrid cars. In order for them to be viable, though, the right infrastructure needs to exist to make them just as convenient as a fossil-fuel powered car. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           That’s why we’ve installed electric vehicle charging points at our two biggest office properties – Eghams Court and Burnham House. Read on to learn more about what we’re doing and why it’s important.

            The electric car market is growing rapidly, with
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="https://www.nextgreencar.com/electric-cars/statistics/" target="_blank"&gt;&#xD;
      
           the latest estimates
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            putting the number of pure-electric vehicles on UK roads at around 245,000 and the total number of plug-in electric cars (including hybrids) over 500,000. That’s a significant number of drivers who can make use of EV charging points, but it’s still less than 2% of all registered cars in the UK.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           At Shellwin, innovation and ESG principles are embedded in our strategy and decision making process. We firmly believe in doing the right thing to contribute to the UK’s carbon reduction commitments and that is why installing EV charge points was an easy decision. Added to that, we realised that none of our competitors had yet invested in the technology so an added bonus is that it differentiates us in the short term. We do hope it is just the short term though, as we want to see this infrastructure rolled across the country to facilitate the transition to electric vehicles.

           Our two most prominent office properties, Eghams Court in Bourne End and Burnham House in Burnham Village, are now both fully equipped to cater for EV drivers, and we’re excited to have taken another step towards becoming the fully sustainable business we aim to be. We have been overwhelmed with the positive response from occupiers, many of whom have now put a possible EV purchase to the forefront of their minds.

           Working alongside other occupiers, we are currently planning the next stage of our EV charge point roll out to our largest industrial estate to make provision for not only electric ‘domestic’ cars but large commercial vehicles too. 
           &#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h4&gt;&#xD;

           Are electric cars better for the environment?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            In a word – yes! There are plenty of people who are sceptical about the actual energy-efficiency of electric cars, and there are some reasons for doubt, but the evidence speaks for itself. Here are some

            Carbon emissions of an electric car are 17-30% lower than a fossil fuel equivalent, even considering fossil fuels used in electricity generation

      &lt;span&gt;&#xD;
        
            Over a year, using an electric car instead of a petrol or diesel saves an average of 1.5 million grams of CO2

      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            More than a third of the lifetime CO2 emissions from an electric car occur during the manufacturing process – a process which is constantly getting more efficient
            &#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

            In other words, there’s very clear evidence that a mass-scale switch to electric cars over petrol or diesel powered alternatives would be a significant net positive in terms of reducing CO2 emissions from transport. We’re excited to be contributing towards the infrastructure that will help that become a reality. 
           &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
